Tracing a Leak

Water on a flat roof does not fall, it travels. It runs along the deck to a low spot, sits there, and goes through at a seam or a fastener that can be forty feet from the ceiling tile it eventually drips onto. Chasing the stain finds nothing.

Somebody walks the whole roof, not the parking lot. Drains, seams, laps, flashings, every penetration and every low spot, photographed. If there is insulation under the membrane we tell you what condition we think it is in and how we would confirm it.

What Is Actually on Your Roof

Flat is not a material, it is a category, and the five systems inside it are not interchangeable. Ponding water finishes one of them and barely troubles another. Grease from a kitchen extract will destroy a membrane that is fine on a warehouse. We spec for the building, not for the category.

Built-Up Roofing

The layered felt-and-bitumen system still sitting on a lot of older New Orleans buildings, usually under gravel. Heavy, repairable, and frequently worth repairing rather than replacing. The failures are almost always at the flashings and the drains, not in the field.

System 02

Modified Bitumen and Torch-Down

Rolled sheets with a polymer-modified asphalt, heat-welded at the laps. Tough underfoot, which matters on a roof that carries HVAC units and gets walked on. The seams are the whole job, and a bad lap will find you in the first heavy rain.

System 03

Single-Ply: TPO, PVC and EPDM

The default on most new low-slope work. Light, fast to install and reflective in the white membranes, which matters in Gulf heat. Each of the three behaves differently around grease, ponding and chemical exposure, which is why a restaurant and a warehouse should not get the same spec.

Not a roof on its own. A seamless liquid membrane over a sound one, adding years of life and reflecting heat, for a fraction of what a replacement costs. It only works if what is underneath is dry and sound, so we survey before we ever recommend it.

You will not find a wind warranty claim here. The GAF WindProven warranty this company promotes is a Timberline shingle warranty, and it does not apply to a TPO, built-up or modified bitumen roof. Manufacturer warranties on low-slope systems are written per system and per installer, so we quote the actual warranty attached to the actual product on your building.

A sound flat roof with a failing surface does not need tearing off. A coating over it adds years and reflects heat off the building, and it lands nowhere near a replacement on cost or on disruption.

The survey decides which one your roof is. If the insulation under the membrane is wet, a coating traps the problem and we will tell you that rather than sell you one. If it is dry, coating is very often the honest recommendation.

Insurers increasingly ask what was done to the roof and when. A building with two documented visits a year and photographs of each one is in a very different position after a storm than a building with nothing.

We are roofers, not public adjusters, and we will not promise you an outcome. What we can do is make sure there is a record, and that the record is in a format somebody else can actually read.

That is the normal case, not the exception. We phase the work section by section and only open as much roof as we can make watertight the same day. Retail gets done before opening, restaurants between services, warehouses in sections. Tell us the hours you cannot lose before we quote.

That depends on whether what is under the membrane is dry. If the insulation is wet, a coating seals the problem in and we will not recommend one. If the deck and insulation are sound, coating is very often the right answer and costs a fraction of replacement.

Emergency tarping is same day, including overnight in storm season. A full documented survey is usually inside the week. Either way somebody rings you back before close of business.

We walk the roof with your adjuster and give them elevations, measurements and a scope of loss in the format they work in. What we will not do is negotiate the claim or tell you what it will settle at. Estimating a loss is the adjuster’s job and negotiating it is a public adjuster’s. We do neither, and we would be suspicious of a roofer who offered to.

Yes, and for commercial work you will also want the certificate of insurance and the additional-insured endorsement before anyone mobilizes. We send both with the scope, before anyone is on your roof.
